The problem

Empty rooms are hard to picture, and since 1 January 2026 staging them in California comes with disclosure rules.

Photos alone are easy to pass by

An active listing that is still only photos has nothing that moves. The kit starts with a short video made from the photos you already have.

Empty rooms stay empty on the screen

Vacant photos don't show how a room could be used. Virtual staging can, when each image is labelled and the original stays beside it.

The originals need a page

The video and the unaltered photos need a public page: a link, and a QR code you can put with the listing and on a flyer.

What's in the kit

Video, staging, and a page for the originals.

Delivered within 48 hours of receiving your photos and listing details.

Listing video

45 to 75 seconds, from your photos.

Camera motion only. If a room, a piece of furniture, a view, or a feature isn't in the photos you send, it isn't in the video.

Virtual staging

Up to eight photos, each one labelled.

Every staged photo is marked “Virtually staged” and shown with its unaltered original. We never add a feature the property doesn't have.

Single-property website

The video, the photos, and the originals.

One page with the video, the photos, and the listing details. It also serves as the public page of unaltered originals for altered listing images under California's AB 723 (Business and Professions Code §10140.8, in force since 1 January 2026). You get a link and a QR code for the MLS and flyers.

About AB 723. Since 1 January 2026, California law (Business and Professions Code §10140.8) requires altered listing images to carry a disclosure and a link to the original. The kit is built to make that easy. We're not lawyers and this isn't legal advice, so confirm the requirements with your broker or MLS.

Our rules

  • You confirm you own the photos or are licensed to use and edit them (for example, your photographer's licence allows virtual staging).
  • We never add features a property doesn't have.
  • Every staged image is labelled and paired with its original.

How it works

By email. You approve the page before it goes live.

We confirm the scope and the price in writing before any work starts. AI tools do the production. A person checks the kit. Nothing about the property is invented.

  1. You email us

Tell us about the listing. We confirm the scope and the $349 price in writing before any work starts.

  2. You send the materials

Your listing photos and the listing details. You confirm you own the photos or are licensed to use and edit them (for example, your photographer's licence allows virtual staging).

  3. We make it, a person checks it

Motion on your photos, labelled staging paired with the originals, and the property page. A person checks it before you see it.

  4. Within 48 hours

Delivered once we have the photos and listing details. Nothing on the property page is published without your approval.

What we need from you

No visit. The photos you already have.

Everything is made from the photos you send and the listing details you want on the page.

You send

  • The listing photos.
  • Confirmation that you own the photos or are licensed to use and edit them (for example, your photographer's licence allows virtual staging).
  • The listing details for the property page.

You don't need to arrange

  • A visit, or access to the property. We don't come to the home.
  • Photos from a listing portal. We only use photos you supply, and you confirm you own the photos or are licensed to use and edit them (for example, your photographer's licence allows virtual staging).
  • Permission for us to invent a feature, a view, or a piece of furniture. We won't.

Questions

A few things agents ask.

Do you need to visit the property?

No. Everything is made from the photos you already have.

Is the video AI-generated?

No AI voiceover. Royalty-free music and on-screen captions. The picture is your photos with motion added. We don't generate rooms, views or features that aren't in those photos.

Is this only for California?

Right now the kit is offered to California listing agents. It's built around AB 723.

How are staged photos labelled?

Each virtually staged photo is labelled "Virtually staged" and paired with its unaltered original. The property page is the public page for those originals, with a link and a QR code for the MLS and flyers.

What do you need from me?

The listing photos, your confirmation that you own the photos or are licensed to use and edit them (for example, your photographer's licence allows virtual staging), and the listing details for the property page. We confirm scope and the price in writing before any work starts.

When is it delivered?

Within 48 hours of receiving your photos and listing details.

What does $349 include?

A 45–75 second listing video, up to 8 virtually staged photos, and a single-property website that also holds the unaltered originals.

Will you pull photos from a listing portal?

No. You send the photos and confirm you own the photos or are licensed to use and edit them (for example, your photographer's licence allows virtual staging).

Is the AB 723 page legal advice?

No. Since 1 January 2026, California Business and Professions Code §10140.8 requires altered listing images to carry a disclosure and a link to the original. The kit is built to make that easy. We're not lawyers and this isn't legal advice. Confirm the requirements with your broker or MLS.
